Default Lawn from grass seed in winter?

I have a northfacing garden (shady, with v little sun, especially this time of year), our lawn has been used as a walkway for neighbours doing maintenance work and subsequently has ended up with bald and muddy patches everywhere - our house is on the market so we need to get it looking healthy quick, any tips?
