Default What's the best type of tree to plant?

We have just cut down a diseased oak tree and want to replace it. We need shade and like the flowering-type trees. We'd like something that doesn't get too tall or broad (low maintenance), doesn't attract bugs (or bees) or leave rotting fruit on the ground, and is disease-resistant (to fungus, mold, etc). Occasional trimming of branches is fine. We live in a townhouse with a patio that's 16ftx16ft, with a sidewalk area in one of the sides. We live in zone 7. Any suggestions?
